Real Estate in Cordova Bay: What's Special About This Community?
Cordova Bay is one of the more popular communities in the greater Victoria area because of many factors that make it unique in the Victoria landscape.
First, Cordova Bay is not a proper city name. The addresses for homes in this area are technically Saanich. Instead, Cordova Bay is the actual bay that people look at when they're at Cordova Bay Beach. It's the body of water right beside it. However, from approximately north of the Royal Oak Burial Park up to the top of Saanich is the neighbourhood known as "Cordova Bay." This neighbourhood has a west boundary of Patricia Bay Highway (the 17), and it has an east edge of the bay itself.
What makes this area so unique is just how residential and recreational it is. There are numerous parks in the area, there's the beach, and there is a large selection of homes.
It's highly residential, but also very close to the city. Take Cordova Bay Rd. to Royal Oak Dr. and then hop on the 17 to be in downtown Victoria in about 15 minutes (assuming no traffic). If you have household members going to the University of Victoria, homes in this area are also only about a 10-minute drive from the campus.
Indeed, that's what makes this community so unique. There aren't too many other places in Victoria that are very residential and family-friendly without being too far from the downtown core!
What is the Real Estate in Cordova Bay?
Most housing in Cordova Bay is going to consist of single-family homes. While some condos exist in Cordova Bay, they tend to be far fewer than in other parts of Victoria (like downtown).
Most single-family homes in this area tend to be a little more on the pricey side. Expect to pay $1 million or more for properties here. However, like many other parts of Victoria, the home you'll get for that money is excellent. Expect to have at least four or five bedrooms and three or four baths. It's not uncommon to find immaculate interiors, as well. You'll have plenty of lighting and finishing touches on homes not typically seen in some other parts of the Island. For example, you'll likely find homes with expensive countertops, remodelled bathrooms, and immaculate landscaping.
A condo in Cordova Bay will likely be a little cheaper, although not significantly. However, many of the condos have the advantage of having a fantastic view, though. If your idea of paradise is looking at the beautiful water that Cordova Bay has to offer, a condo might be perfect for you!
If you decide you want a condo, please keep the strata fees in mind. Since Cordova Bay properties tend to be a little pricier, these condos frequently have many amenities and gorgeous common areas. Those costs can add up and result in more expensive strata fees. You won't be looking at anything too outrageous, but it is something to keep in mind if you're debating between a condo or a home in this neighbourhood.
How Is Life in Cordova Bay?
As noted in the introduction, life in Cordova Bay is calm and peaceful. Most of this neighbourhood is residential, so you'll typically find it to be tranquil most days. You might see neighbours riding their bikes around the streets or taking a relaxing day at the beach. Indeed, this neighbourhood does not have loud noises and traffic jams!
Being so residential, Cordova Bay also tends to be relatively safe. There isn't too much crime in this community, so most residents report feeling safe both in and outside their homes.

Parks and Recreation
As noted earlier, Cordova Bay is full of parks and recreation places. Here are a few of the top ones you'll want to go to if you move here.
Cordova Bay Beach - This is the most prominent recreation spot to go to when in Cordova Bay! Enjoy spectacular views of the water and soak up the sun on this mesmerizing beach. It's also not too far from The Beach House restaurant, so after you have finished having fun in the sand, you can grab a bite to eat!
Doumac Park - Doumac is a hidden gem of Cordova Bay. It's a lush, wooded park that winds its way along the Revans Creek watershed. While not a super-large park, there's enough space to enjoy the forest and walk along the creek. If you're looking for an afternoon of adventure, this is the place to go!
Ridge Golf Course - There's only one word to describe this golf course: breathtaking. Situated toward the north of Cordova Bay, these links feel like a piece of heaven. You'll see tall trees, beautiful landscaping, and some of the best terrains on any course. If you love to golf, you have to try this course at least once!
Agate Park - This is another beach that offers fantastic views of the water. One of the aspects of this beach that makes it so unique is the parking by the beach itself. That means there are no stairs, which is perfect if you have family members that have difficulty climbing up or down them.
Shopping and Dining
Although Cordova Bay is primarily residential, that doesn't mean it has no restaurants and shopping places! There are a few fantastic places that you'll most definitely want to check out.
The Beach House Restaurant - Offering contemporary Canadian cuisine with beautiful bay views, this restaurant by the water has enchanted people for a long time. They even host special events, like weddings, here - and the pictures are nothing short of spectacular!
Adrienne's Restaurant and Tea Garden - If you're looking for some of the tastiest treats and lovely tea, look no further than this serene place. You can get eggs benedict all day long, and they have soups, wraps, sandwiches and more. It's the perfect place to sit back and unwind!
Bill Mattick's Restaurant and Lounge - This restaurant is within the golf course, but it's also quite good on its own. It has standard Canadian fare (burgers, pizza, pasta, and more). However, there are also homemade chutneys, jams, and fruit butters that you can take home. They can be perfect with all sorts of treats like scones or English muffins!
Mattick's Farm Shopping Mall - Mattick's farm has a shopping mall with a few lovely stores in it. There are clothing stores, a country gift shop, an art store, and a bookstore. Plus, there's even a haircutting place and a spa in here. It's truly a destination to relax and pick up a few things for around the house!
Schools
There are two primary public schools in Cordova Bay. The first is Cordova Bay Elementary, located on Cordova Bay Road, which offers a K-5 education. The second school is Claremont Secondary School, located off Wesley Road, and it provides an education for students in grades 9-12.
As you might notice, there isn't a middle school in Cordova Bay. Students in those middle grades will likely have to go to Royal Oak Middle School, down off Saanich Road.
There are two preschools in the area, Carrot Seed Preschool and Cordova Bay Preschool.
When it comes to your child's education, these schools are excellent choices! You won't have to worry about your child in these educational facilities!
