Homes for Sale in Bear Mountain: What Is This Community?

Real estate in Bear Mountain is more nuanced than in many other communities. The reason for this is that Bear Mountain is both the name of a planned community project and the area surrounding that project.

The planned community is Bear Mountain Resort Community, and it has Ecoasis Resort and Golf as its owner. This community has many homes with beautiful views of Mount Finley or the golf course (or both), depending on which you choose. However, homes within this community tend to be in short supply due to relatively high demand.

However, the area surrounding this planned community is colloquially known as Bear Mountain, although technically, it's part of Langford, BC. That's why you won't see any listings for "Bear Mountain, BC" - that's the name of the community, not the city name.

What Is the Real Estate in Bear Mountain?

If you're looking at real estate in Bear Mountain, you'll want to know a few things about the homes.

First, these are by no means the least expensive homes in Victoria. Quite the opposite, in fact. Homes for sale in Bear Mountain tend to have list prices in the millions. However, unlike some other cities in Canada, the home you'll get for that money is nothing short of spectacular. Expect to see thousands of square feet, large lots, and beautiful finishing touches. It's not uncommon to find multi-car garages, granite countertops, remodelled kitchens, and spacious rooms with lots of light. Indeed, if you are looking for a good home in every sense of the word, Bear Mountain is a place where you can find it!

Additionally, the term "Bear Mountain" is somewhat ambiguous. There is a planned master community called "Bear Mountain Resort Community." A company called Ecoasis Resort and Golf is the developer behind this area. The area surrounding that community is also called Bear Mountain. However, unlike the community, homes in the surrounding area do not have strata fees and do not belong to any association.

Finally, the homes for sale in Bear Mountain tend to be perfect for families. As noted above, they're pretty large properties. More than that, though, they have quite a few amenities nearby, including schools and shopping. You'll typically need to get down the mountain, but once you do, everything you'll need you can normally find in Langford - the city at the mountain's base!

What Is Life Like in Bear Mountain?

Living in Bear Mountain feels more secluded than many other parts of Victoria. It's quiet and peaceful since it's primarily residential. However, it's also close to two shopping hubs - Langford and the resort at the top of the mountain. The resort has many lovely shopping and dining options!

There's minimal crime in Bear Mountain, which families love. There are also no bars and other distractions that could wake the kids up at night. However, on the flip side, without restaurants and shopping right outside your door, life in Bear Mountain will almost inevitably require a car (and, even if you could bike or walk to these places, there's quite an elevation difference between your home and the shopping and dining!).

If you locate in Bear Mountain, there are a few amenities nearby that you'll be sure to love!

And if you take the Henson trail, which branches off the Ed Nixon one, there's a Tim Hortons close to the end of it - perfect for a beverage before heading back after a long day of hiking!

Mountain and Valley Golf Courses - For people into real golf, there are two golf courses in the Bear Mountain Resort Community. Both the Mountain and Valley golf courses provide some of the best golfing in all of Vancouver Island!

Mill Hill Regional Park - This large, 71-hectare park offers hiking trails, a lovely picnic area, and panoramic views of Victoria. If you want a place to get some exercise and enjoy the beautiful outdoors, this is the perfect spot near Bear Mountain!

Mount Finlayson - If you're looking for an epic hike, look no further than the trails up Mount Finlayson. These trails are perfect for seeing some fantastic views of Vancouver Island. Schools

If you live in Bear Mountain, you should know that your kids can go to a couple of schools, depending on your exact address.

For elementary students, they'll either attend Millstream Elementary or Lakewood Elementary. Both of these schools have a solid reputation and are great places for students to get an excellent education.

Interestingly, middle school students all go to Spencer Middle School. There's no public alternative within the district.

High school students will go to Belmont or Spectrum. It's worth noting that both of these schools are in Langford, so they'll need some form of transportation to get there.

Most importantly, though, all these schools are perfect for families. They're lovely, safe schools for children to attend.
